Victorville is the anchor city of the Victor Valley and the commercial center of the High Desert. It sits on I-15, the main corridor between Southern California and Las Vegas, with US-395 running along its west side. It hosts the region's largest employment center, and one of the largest freight projects in California history was just approved a short drive up the freeway. Southern California Logistics Airport

SCLA, on the site of the former George Air Force Base in northwest Victorville, is the largest employment center in the Victor Valley. As of the city's December 2024 count it supported about 4,500 jobs across 62 businesses, with tenants including Boeing, GE Aviation, Amazon, Keurig Dr Pepper, and Mars, and more than 7 million square feet of industrial space built around it. Goodyear recently expanded from its original 800,000 square foot facility into a 1.3 million square foot build-to-suit at the airport. Each new facility adds warehouse, logistics, and aviation jobs held by people who need three and four bedroom homes nearby. That is the tenant base for most of the homes we manage in this city.

The BNSF Barstow International Gateway

In June 2026 the Barstow City Council approved BNSF's Barstow International Gateway, a 4,500 acre rail yard, intermodal terminal, and transload complex roughly 30 miles up I-15. BNSF puts the private investment at more than $4 billion and projects about 15,000 long-term jobs across San Bernardino County once operating, plus tens of thousands of construction-related jobs during the build. Barstow's housing stock is small, and Victorville is the largest nearby city with homes, schools, and shopping, which positions it to absorb a meaningful share of the housing demand the project creates.

Brightline West High-Speed Rail

Brightline West's high-speed rail line between Las Vegas and Rancho Cucamonga is under construction in the I-15 median, with a Victor Valley station planned at Dale Evans Parkway just north of Victorville and a second stop planned in Hesperia. The company currently targets late 2029 for service. The schedule has moved before, so we treat it as upside rather than something to bank on, but a working station a few minutes up the freeway would change how Victorville connects to both Las Vegas and the Metrolink line in Rancho Cucamonga.

The Affordability Math

Victorville remains one of the few Southern California markets where entry prices are low enough for the rent-to-price ratio to still work for a typical investor. Families priced out of the Inland Empire keep moving up the Cajon Pass for exactly this reason, and many of them rent here first. Victorville's tract housing is easier to maintain than the septic and swamp cooler stock one city over, but the desert still collects its toll. Original HVAC on a 1990s home is living on borrowed time, and a roof that has been patched twice will fail in a windstorm, not on a calm day.
