Do you charge a re-leasing fee when a tenant’s lease is over?
Yes, there is a $225 annual re-leasing fee. California law is always changing, so our attorneys update the lease agreement every year. Because of this, we will ask the tenants to sign a new lease whether or not there is a rent increase. -
How much is your single family management fee?
6-8% of collected rent per month. The percentage you pay depends on how much the property rents for, how old the property is, and the location of the property. We also have a premium plan, that costs a flat $285/month. -
Do you charge a management fee when the property is vacant?
We only charge a management fee if rehab work is being performed on the property. If the property is being marketed, no management fee is charged. -
How much is your tenant placement fee?
$975 with a 1-year placement guarantee -
What’s the process to sign up?
There are 6 steps to get signed up with Mesa:
- Give us a call and let's schedule a time to talk about your specific needs.
- We will typically schedule a pre-engagement walk-through about 1 month before the home is ready.
- You'll sign the management agreement about 2 weeks before the home is ready.
- Fund your $500 reserve account. This is not a bill, but we can charge against this account for services and/or repairs.
- Provide proof of insurance with $1,000,000 in liability coverage and Mesa Properties listed as an additional insured.
- Provide all keys, remotes, and devices.

The 15th seems like a long time to hold payments. Why is that?
Since we allow tenant payments online and some properties have a 5 day grace period, a tenant could make an online payment on the 5th and then it would take several more days to clear the ACH system. We also reconcile our books and make sure all invoices are correct and paid. -
When do owner payments/statements go out?
We send out all statements on the 15th of the month. All ACH payments arrive on the next business day after the 15th of the month. -
Do you charge for evictions?
We do not charge for our portion of the eviction process if we placed the tenant. However, the 3rd party servicer we use does charge for filing court papers and working the case once it is filed with the court. -
Do you perform periodic inspections?
Yes, we complete an interior/exterior safety inspection 6 months after the tenant moves in and annually after that. We charge $100 per inspection. -
Do you handle Section 8?
Yes, we accept all forms of legally verifiable income including Section 8, VASH, and other state or federal housing vouchers. -
Do you mark up vendor performed work orders?
The only time we mark up invoices is if we facilitate a rehab before the first tenant moves in, or 90 days after we take over an existing tenancy.
After that, whatever the vendor charges is what you pay. We do not apply any types of fees to work orders and you as the owner receive all invoices from the vendor showing itemized charges.

Will I receive copies of all vendor invoices with my monthly statements?

Who will do repairs on my property?
We work with several good, reliable & reasonable vendors for maintenance on our properties. If you have a preferred vendor that's licensed and insured, we are happy to work with them too! -
Do you charge marketing, advertising or other hidden fees?
No! All marketing and advertising fees are included in the tenant placement fee. -
How do you market the property?
- Youtube video posted on our youtube channel and linked to all ads
- Numerous interior/exterior pictures posted on our website and online
- Company website with ongoing SEO performed
- Smartphone optimized website for all available vacancies
- 15-20 real estate websites including: Zillow, Trulia, Hotpads, Redfin etc.
- 7 day per week in-person private showings

Yes, we are a licensed property management company registered with the California DRE. Our license number is 01884617. -

You can call or email your dedicated property manager at any time. We commit to return your call or email within 1 business day or sooner. -
What is required to terminate your agreement?
We do not require a long-term contract. We ask for open communication and a chance to make right whatever you feel is not meeting your needs. If we can’t come to an agreement, you can terminate your agreement with 30-days notice in writing.
