Mesa Properties is named after The Mesa. It is the neighborhood in Hesperia where our founders, Steve and Sheryl Shwetz, owned some of their first rental properties after the 2008 market crash. When they could not find a property manager they trusted, they built one. That was 2009, and the company still carries the neighborhood’s name.
The Hesperia owners who call us today usually fall into one of three situations. They bought an investment property during the crash or the recovery years when prices were low, and now they want someone else handling the day-to-day. They already have a property manager but are not getting the responsiveness or transparency they expected. Or they are moving out of their current home and want to hold it as a rental rather than sell into an uncertain market. All three are situations we see regularly, and all three are a good fit for how we operate.
Managing a rental in Hesperia is a little bit different from managing one in Victorville. Hesperia is more rural and the lots are larger. Many of the homes we manage sit on half-acre or full-acre parcels, which means more exterior maintenance, more fencing, and more landscape to keep up with.
The housing stock is mostly 1970s through 2000s construction, with the biggest cluster built in the 1980s. Homes here tend to be two-bedroom and three-bedroom single-family houses on generous lots, and that combination of smaller homes on bigger land is actually one of Hesperia’s strengths as a rental market. Hesperia is highly desirable for tenants who want space for a yard, room for a dog, or a place to park a semi truck. The rent in Hesperia is also a lot less expensive than what the same square footage would cost in Rancho Cucamonga or Fontana.
The other thing that matters operationally in Hesperia is septic. Homes built before the mid-1980s in many parts of the city are on septic systems rather than city sewer. If your home is on septic, that adds a layer of maintenance that most property managers do not talk about. Septic tanks need pumping every three to five years. Drain fields fail. Desert soil conditions and hard water create their own plumbing challenges. It’s important to maintain your septic tank so that a repair can be done before it’s an emergency situation. Hesperia’s larger lots and older housing stock mean maintenance works differently here than in a tract-home community. Fencing on a half-acre lot costs more to replace than fencing on a 5,000-square-foot lot. Swamp coolers are still common on older Hesperia homes and need seasonal servicing. Septic systems need monitoring. We focus on getting ahead of these issues before they become expensive surprises.
If a tenant submits a request, we troubleshoot directly with them over phone or chat support, and a lot of the time that resolves it without sending a vendor at all. When a repair is needed, we dispatch a vetted local vendor and charge you exactly what the vendor charges. No markup after the first 90 days.
If the damage was caused by the tenant, they get billed, not you. Repairs under $500 are handled without contacting you. Over $500, we get your approval first.
We back all of this with guarantees most property managers do not offer. If you are not satisfied in the first 90 days, we tear up the contract and refund every management fee you have paid. If the tenant we place leaves within 12 months, we re-place at no charge.
We guarantee your home will lease within 21 days or your first month of management is free. There is no long-term contract and no cancellation penalty. And if we placed the tenant and an eviction becomes necessary, we handle it at no additional cost to you.
