Too Much to Learn
From habitability laws to security deposits, California doesn't make it easy for owners to keep up.

Mesa Properties manages more than 60 rentals in Rancho Cucamonga, mostly single-family homes and newer condos and townhomes. We're locally owned, and our office is right next door in Upland. If you own a rental in Rancho and don't want to be the landlord, we'll help you own rental property without it owning you.® Schedule a call, or call us directly at (909) 360-2660.
Most Rancho owners we meet never meant to be landlords. They bought near Victoria Gardens because they wanted to live there. Then work took them out of state, and the home they loved turned into a rental they have to run from somewhere else.
Finding a tenant is hard enough on its own. Then there's the HOA letter that shows up while you're at work three states away, or the patio cover a windstorm tore up. We take all of that off your plate, and you get one property manager who knows your home and calls you back.

Most of the homes we manage here are newer: condos north of Victoria Gardens, a lot of townhome communities, and single-family homes in central Rancho, Red Hill, and Alta Loma. Even though most of what we manage is newer, we also manage some older single-family homes with large yards that tenants enjoy!
The HOA matters as much as the house. Some are run well and priced fairly. Others have raised dues fast or hit owners with special assessments, and in a few communities that has flipped the math on renting versus selling. Before you decide to rent out your home, ask your HOA if there are any special assessments or other pending HOA issues that might change the math on your rental property.
East of Haven, the wind can get really bad (I don't have to tell you this if you live in Rancho). Roofs, fences, and patio covers take most of it, so we look at them every time we inspect.
We're just down the road in Upland. Rustin Harris manages a lot of our Rancho homes, and owners tend to stick with him. Alex H. raved about Rustin for more than four years, until he moved back into his condo.
Mesa is family-owned and has been managing rentals since 2009. We're licensed under DRE #01884617, and we have more than 1,000 Google reviews between our two offices.
Owner or Renter?
You can maximize your rental income with our complimentary rental analysis. Our expert insights help you understand market trends, set competitive rates, and position your property for long term success.
Your tenant calls us, not you. We troubleshoot with them first, since plenty of problems turn out to be a tripped breaker. If it needs a pro, we send one we trust. Anything over $500 waits for your approval unless it's an emergency. If you're in an HOA, we check whether the repair is their responsibility before we spend your money.
Across all of our homes, it's taken about 18 days on average over the past year. If we don't rent yours within 21 days, you get a month of management free.
Everyone gets measured against the same written standards: income, rental history, credit, and identity. It keeps things fair and keeps you within fair housing law. It's also how we collect 99.6% of rent in the month it's due from the tenants we place.
Yes. Your tenant gets the rules before they sign the lease. We handle violation notices, and we call the HOA's management company when something needs fixing.
You'll have one property manager who is your single point of contact, an owner portal, a statement every month, and photos from our inspections. We get back to owners within one business day, and usually within a few hours.

"They made owning a rental property very easy, stress-free and allowed us to be completely hands off. I have worked with other property managers, and I can easily say they are the best one out there."
"Rustin is our property manager. He is very patient and responded to our inquiries promptly. He guided us through the whole rental process and helped us find qualified renters!"
From habitability laws to security deposits, California doesn't make it easy for owners to keep up.
A single bad tenant or an improperly served notice can end up costing you months of rent.
Between repairs, rent collection, and vendors, the work never seems to stop.
You have a job, family, and a life of your own. Midnight maintenance calls were never part of the plan.
You don't have to figure this out alone.
If we don't rent your property in 21 days or less, you get one month of management free.
If a tenant we place doesn't stay, we find you a new one at no additional charge.
There are no long-term contracts holding you hostage. If we're not delivering, you're free to leave.
If you're not happy with the early going, we'll make it right or refund your management fees.

For landlords, by landlords
It all depends on your property and the neighborhood it's in. Just for reference, our median rent for occupied three-bedrooms is about $3,145. Yours depends on size, condition, and what the HOA offers. A free rental analysis will give you a real number.
Not a local one. Rancho follows California's Tenant Protection Act (AB 1482). For rent increases that take effect between August 1, 2026 and July 31, 2027, the cap in our area is 8.1%. A lot of single-family homes and condos owned by individuals are exempt, but only if the lease includes the required exemption notice. This is general information, not legal advice.
Yes. A lot of our Rancho owners do exactly that. We handle showings, screening, repairs, inspections, renewals, and the HOA, and you check in through the owner portal whenever you want.
You usually can, but plan it before the lease is up. If your home is covered by the Tenant Protection Act, moving back in is a no-fault reason to end the tenancy, and you'll generally owe the tenant relocation assistance equal to one month's rent. Many homes owned by individuals are exempt if the lease has the right notice. Talk to us early and we'll map out the timing.
Dollar for dollar. Every dues increase or special assessment comes straight out of your cash flow. Before you sign or renew a lease, put the rent next to your mortgage, dues, and any assessments. Sometimes renting still wins. Sometimes selling does. We'll run both with you.
East of Haven, yes. Roofs, fences, and patio covers take the beating. We check them every time we inspect, because a few shingles cost a lot less than a ceiling.
Full Service is 6% to 8% of the rent we collect, with a $120 monthly minimum. Premium is a flat $285 a month. Placing a new tenant is $975. No long-term contract.
Ask how many homes they manage in Rancho, who your actual property manager will be, and whether or not they have a local office with a local property manager.
We answer the phone, we put our guarantees in writing, and you get one dedicated property manager who knows your home.
Condos, townhomes, and houses from Victoria Gardens to Red Hill and Alta Loma, managed from just down the road.
Rent, repairs, tenants, and the HOA get handled. You get a statement along with before and after photos and invoices of all repairs.
A 21-day rental guarantee, a tenant placement guarantee, no long-term contract, and a money-back guarantee.
We're the local team, so you don't have to fly back or take time off work for a broken water heater.
Alex had tried other property managers and wasn't impressed. When he moved out of his Rancho condo in 2021, he called Mesa with a long list of questions. I answered all of them before he signed, and Rustin was his property manager from then on.
His first tenants were approved 21 days after the condo hit the market, and they stayed for two years. The next tenant moved in 24 days after listing and also stayed for two years. The only reason that tenant left was because Alex was moving back home.
"Mesa Properties is one of the few property managers that I worked with that I really did not have to worry about or even question if the property is being managed properly."
David got relocated for work and left town in a hurry. We took over the next day, got the condo rent-ready, and had a qualified tenant signed about two weeks after it was listed.
When those tenants moved out on April 14, 2026, the next ones moved in May 21. In between, we inspected, cleaned, fixed what needed fixing, took new photos, showed the condo, signed the lease, collected the deposit, switched the utilities, and did the move-in inspection. Then David referred his mom, and now we manage her Rancho condo!
